Terrain and grade
Lago Vista sits on the Balcones Escarpment, where limestone bluffs drop to the lake and lots are rarely flat. A ramp that would be straightforward on a level central Austin lot may need a switchback design, a combination of landings, or a custom aluminum modular system to handle the grade safely here. We survey each property before we recommend a solution and build every ramp to ADA slope guidelines — 1:12 rise — so it is genuinely usable, not just technically compliant.
City of Lago Vista permits
The City of Lago Vista requires permits for most structural modifications, including permanent ramps and bathroom remodels. POA and HOA considerations
Point Venture, The Hollows, and several Lago Vista neighborhoods have active property-owners associations with architectural review requirements. Older housing stock
Many homes in the Lago Vista area were built in the 1970s through 1990s. They often have narrower doorways, 36-inch tubs in single-bathroom floor plans, and electrical or plumbing systems that benefit from careful attention during a remodel.
